What is A Home Inspection?

A home inspection is a snapshot in time that represents the condition of a home on the day and time of the inspection.  It’s not meant to predict the future condition of the home or it’s components.

A home inspector will not pass or fail a house, but rather describe its physical condition and indicate what components and systems may need major repair or replacement. A home inspection is not an appraisal and will not determine the home’s market value. It is also not a municipal inspection and does not verify local code compliance.

Home inspectors are only human, we don’t have X Ray vision. We cannot see behind walls or furniture and since we only have a limited time to perform the inspection there may be some small items we don’t report.

What if the inspection report reveals problems?

The report you will receive after the inspection will be very detailed and can seem alarming.  It is important to note that no house is perfect. Every home inspection will identify issues with the property and the inspector will communicate the severity of the issues found. The home inspector’s goal is to leave their clients with a deeper understanding of their prospective home, so the client can make a sound decision as they continue their home buying process. The client should be fully aware of any issues, risks, or health concerns that may impact the client’s decision. The inspector’s role is not to tell the clients if they should buy the house or not, but to help clients understand the full cost of ownership. If major problems are found, home-buyers may wish to negotiate with the seller to make repairs or cover their costs.

Which problems do you want to buy?  The ones you know about up front, after a home inspection, or the ones that surprise after you’ve moved in, because you opted not to get a home inspection?

There seems to be quite the discussion out there today on whether having a home inspection from a third party does anything more than complicate the home buying process.  Most people would probably prefer to skip it and avoid the extra cost of a few hundred dollars.  But a home inspection offers the buyer an invaluable perspective.  A home inspection helps the buyer decide whether or not they want to buy those “problems” or it helps the seller determine whether or not they want to fix the unknown “problems” before they place their home on the market.

A good analogy for home inspection would be going to a doctor for a physical.  If the doctor finds something wrong with you, they would then send you to a specialist, like a Cardiologist or a Pulmonologist to take care of the more serious issues.
